Advert Content Guidelines
You have complete control over what your advert contains and what it looks like. However, we suggest looking at a few competing properties to get an idea of how to lay your advert out but in general you simply need to be factual and to provide sufficient information to entice clients to book with you. The best approach is therefore to have about six - eight quality photos of your property plus some well written, exciting and enticing text. Remember - you have a legal and moral responsibility to provide accurate, uptodate information. We suggest that before creating your property brochure that you ensure that you have the following information to hand.
- No less than 200 words of text describing the property - the system employs wizards to help you so don't worry about mistakes etc - these can be easily rectified later
- No less than 6 quality photos of your property - inside, outside and views - of 250 x 250 typical size
- Full location details and where possible some information on the local area, places of interest, towns etc
- Make sure that you tell potential clients about your property's facilities using the appropriate tick boxes
- Supply rental rates for at least the first six months booking - ideally 12 months
- Set up the booking calendar showing periods of availability / non-availablity etc
- Supply your full contact details for booking enquiries
- Supply any T&C's you want your clients to see regarding booking of your property

Display of Rental Rates
Visitors need to be able to quickly judge whether a property is within their budget and they can do this best in their own currency. On every search page there is a drop down list where visitors can select from many currencies including the Euro, GBP and $US. The conversions are done automatically from exchange rates that are updated daily, but they are not guaranteed and are approximate.
When you create your advert you have the opportunity to set a principal and a secondary currency - for example, GBP and Euro. Ideally you should enter your rates in the currency in which you want to be paid i.e. the currency of your bank account. The exact rates will be shown in that currency. The rental rate for the secondary currency will be approximate.
Turkey Holiday Rentals offers a comprehensive system for setting rental rates - both seasonally and by numbers of guests. You can also specify special rates for key weeks - for example Christmas and New Year or to coincide with sporting events etc as well as offer special deals and late availability deals. All this can be managed from your owners admin panel.
If a visitor to the site specifies dates when they do a search, the results will display the rates for the period specified. If a visitor to the site does not specify dates in their search criteria, the results display the maximum and minimum rates entered for the property.
We suggest that you set rental rates for the periods covered by your calendar - i.e. if the calendar is for 12 months, set the rental rates, including special deals, seasonal adjustments etc. for the whole 12 months.

Setting Special Offers
A key marketing tool for your property will be to use special offers to entice clients to book with you during slow periods such as winter and early spring. Client Searches - Results Relevancy
When a visitor uses the search feature of Turkey Holiday Rentals they have several options available to them. These are:
- simple search - based on room search or property search - with sorting of results e.g. by town, by price etc
- advanced search based on user specified criteria e.g. dates, property location, amenities, price and availability - again with sorting of results
- vacation search - here specifying budget and a broad date range will return all properties meeting these criteria - again with sorting of results
In all cases, the client can easily re-order search results to provide more useful groupings including by price, location, property type etc. In this way, the most relevant property comes top making it easy for them to make rental decisions.
For ease of viewing, the system returns up to 10 properties per page in thumbnail form (show me an example) i.e. containing basic information such as amenities, price, location, property name etc. If the search contained dates then only properties which meet this criteria will be shown. Clicking on the property name will open a new window with full details and images of the property including holiday deals, downloadable PDF brochure, image galleries and availability calendar. Using this information, the client can then make a decision as to whether to proceed to booking the property. A nice feature of Turkey Holiday Rentals is the Add to Cart feature which stores properties for later decision. In this way clients can shortlist several properties for later comparison.
